Resident Evil: Operation Phoenix

Story
The date is September 3rd, 2015 and the Outbreak has taken over. While many people remember Raccoon City as the epicenter of the Apocalypse, Umbrella had many more research facilities all over the world that suffered similar fates. One of the largest ones was in the heart of Phoenix Arizona. Fortunately, Phoenix was able to contain a large portion of the apocalypse within the city, and a semblance of law and order was maintained by the National Guard and the Army Reserve. Although the area was still decimated, a majority of the population escaped. The safety lasted for a few months, before walkers from other areas began reaching the city, and now those that remained are stuck between the decimated and zombie ridden city of Phoenix, and the hordes of zombies coming in from all directions. Within the last few weeks though, as often happens, a rumor sprang up. It was said that inside of the facility, the heart of the apocalypse, sat the serum, and untouched stores of supplies. Now Survivors are banding together to try and capture the facility. At the same time, Umbrella Executives dispatched a Special Team to mount a Rescue Operation when radio chatter came out of the facility, with information that the head research scientist was able to lock himself deep in the labs and survive for the last 6 months. The National Guard thought they might try and rescue him for themselves and use him as a bartering chip to secure more supplies and weapons. Now, all the groups have converged, determined to take the facility for themselves.
Information
Resident Evil: Operation Phoenix is planned to take place inside of an 8,000sq ft office building, with zombie actors and a variety of realistic props.
The exact location is tentative (Phoenix Metro), we are still trying to work out a deal with the property owner.
Cost is dependent on what we can work on with the owner, but expect in the upper range of the double digits.
Date is TBA, but expect late Summer/early Fall.
This will be an overnight event (~6pm to 8am)
Currently there is no pre-order because we still need Opsite approval (There's the chance I just made an ass of myself because the owner decides it's a no-go)

Uniform - Street Clothes
Weapon Restrictions - Handguns and shotguns, no automatics.
National Guard
Uniform - Desert Camo (ACU, etc.)
Weapon Restrictions - Semi-Auto Only

Requesting "Special Zombie" Volenteers
Note, there will be no "grenade launchers", multi BB per shot weapons, grenades, or pyrotechnics (This is an indoor Opsite).
Rules
Age Requirements
18+ Allowed
16-17, only if parent and or guardian are at the field for the duration of the game (they need not play). (Tentative based on property owner approval)
Everyone must sign a waiver, available TBA, minors need to have their parents sign the bottom part.
Eye protection is mandatory, and must fully protect the eyes from all sides, shooting glasses are NOT acceptable!
Minors must wear full face masks, no exceptions!
Guns must be under 350fps (.20bbs)
No real firearms/weapons allowed at the field, keep them at home!
Anyone caught under the influence of any substances will be asked to leave! Alcohol and guns don't mix!
There are (maybe?) bathroom facilities.
There will be food for sale, I'm thinking of making it a purchase option (Pizza and Soda).
Please add any suggestions/opinions/ideas you have.
Notably, what is your opinion on melee combat (Ie, soft weapons).
How would you feel about VERY strict ammo limits
What about ammo stashes and spring guns scattered about the building that you can find and use.
What do you consider a fair price (Remember I have to rent out this office building for a week)?
